Construire une nouvelle maison ne coûte pas forcément plus cher qu'en acheter une nouvelle déjà existante. Le gouvernement provincial veut encourager la construction et l’achat de maisons neuves. Depuis 1999, le Plan de garantie des bâtiments résidentiels neufs vous assure d’être protégés financièrement avant et après votre achat immobilier.
Pourquoi se faire construire une maison?
Les raisons de se faire construire sont variées. Certains font ce choix pour avoir une maison totalement adaptée à leurs besoins, d’autres cherchent à investir dans une maison durable. Voici d'autres raisons possibles:
- Des économies d’énergie
L'engouement grandissant pour des choix socialement et écologiquement responsables a amené le secteur de la construction au Québec à innover en matière de performance énergétique des habitations. En parallèle, le gouvernement provincial a créé un projet de société pour assurer le succès de la transition énergétique. En plus d'être confortables, les nouvelles maisons sont maintenant plus économes en énergie. En investissant dans une maison neuve, vous pourrez alors chauffer et climatiser sans pour autant faire exploser votre facture d’électricité.
À l’étape de la conception, il faudra déterminer le choix des matériaux à utiliser en vous basant sur leurs performances énergétiques. Il est notamment possible de choisir les systèmes et appareils énergétiques de sa maison, ce qui implique une grande flexibilité.
- Habiter une maison saine
En achetant une maison québécoise déjà existante, tout dépendant les normes en vigueur lors de la construction, il est possible de rencontrer des problèmes d’humidité et de moisissure dû au manque de ventilation des bâtiments plus hermétiques à une certaine époque. Ceci entraine un risque plus élevé pour les personnes souffrant d’asthme, de maladies respiratoires chroniques, d’allergies, ou possédant un système immunitaire affaibli, car la qualité de l'air à intérieur de la maison en sera affectée.
La vétusté et le manque d’entretien sont deux facteurs majeurs relatifs aux problèmes d’humidité. En construisant une maison neuve, vous êtes assuré de ne pas rencontrer ce type de désagréments.
- Éviter les rénovations
Beaucoup de propriétaires investissent dans une maison existante parfois moins chère à l'achat en prévoyant la rénover pour l'adapter à leurs besoins ou tout simplement la remettre au goût du jour. Bien qu'elles ajoutent potentiellement de la valeur à la maison, les rénovations engendrent des coûts considérables et un stress supplémentaire que vous n’auriez pas à vivre en construisant une maison sur mesure. Cela vous évitera de penser aux rénovations pour les 10 ou 20 prochaines années, puisque vous aurez préalablement pensé aux aspects à prévoir pour les années futures.
